KH-1924 Apsida Villa and Studio – Drapanos

Apsida Villa and Studio in Drapanos is a fabulous luxury renovation of a traditional Cretan home which sits in 1.5 stremma of land. The house itself is 150 years old and was renovated in 2008 by the present owners. It was lovingly and creatively restored and boasts many original features, such as the huge stone arch in the lounge and many areas of exposed brickwork, nooks and rooms on different levels.

The main house comprises a large lounge with high (5 metres tall) wooden ceiling and a huge, very impressive original stone archway. There are cream floor tiles throughout and the walls are a pale yellow. There is a large 8 kilowatt log burning stove. To the right the well equipped kitchen is down a few steps, and next to this, again down a few steps is a formal dining area which seats up to 8 people.

Just off the lounge is a good sized cloakroom with exposed brick and rock, with white units and additional storage.

The very grand master bedroom is 25m2 and is accessed up a few stone steps from the lounge. It is a large, bright room with patio doors which open to the main garden area, and a lovely feature window to the rear. There are large fitted Shaker style wardrobes and aircon.  The en suite has cream tiles on the floor and pale brown tiles from floor to ceiling. It is a good size with shower, white units, and heated towel rail.

Above the kitchen and dining areas is a library / study area which is accessed up wooden stairs from the lounge. It has solid wood pine floor. This potentially could become another bedroom, if required.

Away from the main house is a separate 45m2 studio, ideal for guests. It is spacious and light with double bed, kitchen area, and en suite. There are patio doors which lead out to its own terrace and outdoor dining area with stunning views of the surrounding countryside.

Outside:  The outside areas of the house comprise a large, beautiful garden with mature plants, shrubs and fruit trees (banana, grapefruit, persimmon, pear, apricot, quince, lemon, fig, loquat and clementine), and a pond, with fish and a remote controlled water feature. The garden sweeps down from the house and is divided by a wide gravel pathway and sleeper steps, with pond to the left and BBQ area to the left. At the top is a large ‘kiosk’ or covered pergola area with round table, topped in coral limestone and seating for up to 8 people. The BBQ area has sink and running water. Just down from here is a large apothiki, presently used for storage, but it has electricity and water so could become an extra bedroom, if required.

The garden has outdoor electricity and the pond and pathways are lit at night. It has spectacular views of the rolling countryside and mountains beyond.

Through a door at the rear of the lounge are 4 more outdoor areas and a large utility room;

Shaded area for potential vegetable growing,

Hot tub in a private, secluded part of the garden,

Large pergola with dining table and chairs, ideal for evening dining or a place away from the heat of afternoon sun

Large rooftop with amazing panoramic views out to sea and encompassing all of the local countryside.

The Utility Room is just next to the house and is perfect for when using the outdoor pergola or hot tub. It has kitchen and washing facilities. It too could easily become an additional bedroom, if required.

Apsida Villa is a luxury house which genuinely needs to be seen to be fully appreciated. The renovation has been done to the highest standards possible and both inside and out it is both beautiful and impressive.
