The house is cement framed and is approximately 40 years old. It has been lived in until recently, but will need at least a major update to bring it to European standards.
However the location is good – centrally placed in the village and less than 5 minutes walk away from the mini-market and taverna in the main square. Facilities in Kefalas village are growing and with the recently opened Heritage centre the villagers will undoubtedly take advantage of the increasing tourism in the area by opening more shops. Additional services are available in nearby Vamos including a 24 hour health centre, bank, hairdresser and dentist as well as the usual food shops and bakery.
There is limited land with the house, so would most probably lend itself more for occasional use such as summer or holiday breaks than for permanent living.
Refurbishment costs would very much depend on the extent of the work, but would be unlikely to exceed 25,000 euros unless a major extension was requested. If the footprint of the house was not changed, full building permission may not be required.
